Our marketing is extensive, through websites and papers such as Loot, and if required, through local papers. This is the most effective and inexpensive way of letting. We will not, however, put up letting signs as these can be an invitation to squatters and break-ins, and are designed to market the letting company rather than the property.

As a result, our fees are extremely competitive at 6% + VAT. This includes:

Drawing up the contract and having it signed (normally £75 + VAT)

  • Arranging and attending all viewings
  • Securing references from suitable tenants
  • Collecting security deposit and first month's rent
  • Transfer of utilities such as electricity and gas
  • Undertaking to ensure that a Standing Order is set up to guarantee that the rent is paid each month
  • Arranging gas and electricity certificates at very competitive prices from qualified professionals
  • Transfer of council tax accounts into the new tenant's name
  • Inventory preparation is additional at £60 - £100 + VAT depending on size of property
  • Advice on preparation of the property for letting, including practical and cost effective advice on refurbishment and furnishing. Digital photos are taken to update you on the state of the property
  • Negotiation of the best rent possible and the earliest move in dates
  • We strive for 100% occupancy rate, nothing up-coming lease expiry dates, and placing properties on the market prior to becoming vacant to avoid loss of rental income
  • Unlike many other agents, we charge no fees to tenants
