The service is aimed at London home owners living or based overseas the majority of the time, or for anyone who spends extended periods of time away from home. For the first time absent owners can enjoy total peace of mind, knowing that their property is safe and secure.
- Our Management Fee is 4% of the total rent + VAT. This fee is payable on a quarterly basis in advance by standing order.
- We will arrange for final bills from utilities.
- Ideally we should hold keys to the property to ensure the quickest and most efficient service.
- Every quarter we will inspect the property and send a written report to the landlord.
- We will take care of the maintenance of the property as per landlord's instructions.
- Any tenant queries which may arise during the tenancy will be handled and resolved by us.
- If there is a problem, we will always visit the property to see whether it is something that can be fixed immediately, or whether we need to call in an electrician, plumber etc. This reduced considerably maintenance costs for landlords, as up to 50% of problems don't require the callout of tradesman.
- We have access to highly qualified Polish tradesmen giving quick service with high quality workmanship at the lowest prices available in London .
- Nevertheless, we are always physically present when a tradesman is working to ensure that they are supervised.
- We offer a 24/7 service to both tenants and landlords, 365 days a year.

- Where tenancy is renewed by the existing tenants or related parties, we charge a set fee of £500 + VAT.
- Unlike other agents, we do not look for commission if the property is sold to the tenants.
- In the case of renewal, we will arrange gas safety certificates by registered CORGI engineer and make a copy of this report available to the tenant.
- We will also ensure that electrical equipment complies with the Electrical Safety Regulations 1994 and that furniture complies with the Furniture and Furnishing Fire and Safety Regulations.
